We will not recommend an asset we cannot explain. Each opportunity is accompanied by the supply and absorption data behind it, the pricing comparison used, the assumptions in the return model and the conditions under which the thesis would fail.

Where the numbers do not support a purchase, we say so — including when that means recommending no transaction at all.

Exit is planned at entry: the likely buyer, the expected holding period and the liquidity conditions required.
